Earlier this year, I asked a Starbucks manager about the rumor that the chain would open a coffee shop in the new development that replaced a dilapidated old gas station on Prospect and North Avenues. The employee confirmed it would open in October next to a Bruegger's Bagels.
Now that the building is finished, it turns out that Starbucks won't open in the space directly across the street from Whole Foods' cafe and a roughly 15-second walk to Alterra on Prospect.
That explains why every space in the odd development has a for lease sign in the window. I call it "odd" because it seems amazing that someone would develop a single-story retail building on that corner instead of creating something that mixes retail and residential or retail and entertainment.
Sure, it's better than a crumbling eyesore of a disused gas station, but it's hardly anything to get excited about. Unless, of course, Jeff Sherman convinces Jamba Juice to open there.

I think Alterra scared them off. Run, Starbucks, Run! Hooray. The last thing we need is another chain on the eastside - oh wait, Bruegger's is going in. Sigh.

To be fair to the developer, this was a pretty tough site. It was a former gas station and is an odd shape. Apartments need parking. Where, exactly, would the parking have gone? Certainly the new building is nothing to crow about, but it was a tough little site. The free market actually did what it was supposed to there. Design guidelines are the right idea if we want to have a better handle on design criteria. That said, there are still pretty awful buildings in the Third Ward.

The white building with Jalisco's is attractive on the outside but an absolute disaster on the inside. Go in sometime and take the elevator up to any floor. The ceilings are ridiculously low making redevelopment extremely complicated. Plus, the so-called facade work on the front of the building destroyed much of the beautiful terra cotta. The building may not be saveable anymore...

Public records will lead you to those kinds of answers. A credit union bought the blue building. Boulder Venture developed the one story building at the corner. BV also owns the Prospect Mall building and parking lot.
